How to clean and prevent mold after AC leak?« Back to Previous Page

The AC in my bedroom closet has been leaking a bit for the last couple of months, and now I’ve found black spots spreading on the back wall and even on some of my shoes. I had maintenance fix the leak, but I'm worried the mold will just come back in this humidity. What's the best way to clean this and what can I do to prevent it from happening again after the repair?

The black spots you've described are a clear indicator of active mold growth, a common and serious consequence of AC condensate leaks in Dubai's climate. Given the extent of growth on both porous (wall) and semi-porous (shoes) materials, a professional assessment is strongly recommended to determine the penetration depth and correct remediation protocol.
For immediate cleaning of non-porous surfaces around the unit, a solution of detergent and water can be used. However, this is only a superficial measure. The wall's plasterboard likely harbors deep contamination that cannot be cleaned and must be removed and replaced by a certified technician to prevent spore aerosolization. Your shoes may require specialized antimicrobial cleaning. The repaired leak is only half the solution. The underlying cause is the persistent high humidity and condensation, which will continue to fuel mold regrowth without proper intervention. Prevention is critical: ensure the repaired AC unit is serviced to maintain correct refrigerant levels and drainage flow. Consider installing a standalone dehumidifier in the closet space to maintain humidity levels below 60%, the threshold for mold growth. For a permanent solution, a professional inspection and remediation are essential. We at Saniservice conduct a comprehensive assessment, including moisture mapping and air quality testing, to identify all affected areas. Our certified technicians then execute containment, removal, and hygienization in accordance with Dubai Municipality guidelines, ensuring the problem is resolved at its source. I urge you to contact our team for a detailed evaluation; call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection. |
