Black mold in Dubai apartment: DIY or call a pro?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit and now we’ve found a patch of black mold, about the size of a dinner plate, on the wall behind the bedroom wardrobe. It’s been humid for the last month and the smell is getting stronger. For a job like this in Dubai, should I just handle it myself with bleach or is it worth calling a professional, and what kind of cost am I looking at?

Based on the description of a dinner-plate-sized patch of black mold with a strong, persistent odor, my professional recommendation is to call a certified professional immediately. This is not a DIY situation.

The black discoloration strongly suggests the presence of Stachybotrys chartarum or another toxigenic species, which can pose significant health risks, especially in an enclosed bedroom environment. The odor indicates active microbial volatile organic compound (MVOC) production, confirming the colony is alive and growing. The root cause is the AC leak, creating a constant moisture source that will cause the mold to return even if you superficially treat the visible growth. Bleach is ineffective on porous surfaces like drywall and gypsum board, as it does not kill the hyphae (roots) penetrating the material; it only bleaches the visible spores on the surface and can exacerbate the problem by adding moisture.

In Dubai's climate, with extreme humidity and year-round AC use, condensation and leaks are primary drivers of indoor mold growth. Proper remediation requires addressing the moisture source first, then containing the area to prevent cross-contamination, safely removing and disposing of affected porous materials (likely the section of wall), HEPA vacuuming, and applying professional-grade antimicrobial agents. We must also inspect the AC drip pan and drainage line, as they are often contaminated.

For a job of this scale in Jumeirah Village Circle, expect professional remediation costs to start from AED 1,500 to AED 3,000, depending on the extent of damage behind the wardrobe. This investment ensures the problem is solved correctly and safely, in compliance with Dubai Municipality's public health and safety standards.

Do not disturb the area. For a certified inspection and quotation, I advise you to call our team at 800-MOLDS (800-66537) or email hello@saniservice.com. Saniservice specializes in resolving such moisture and mold issues specific to UAE properties.
