Is landlord responsible for AC leak and mold removal?« Back to Previous Page

The AC in my apartment seems to be constantly leaking, and now we’ve got a huge patch of black mold spreading on the wall behind the bedroom wardrobe in our Marina apartment. We’ve been wiping it away but it just comes back worse, and my wife’s allergies have been terrible this month. Is the landlord responsible for fixing the AC leak and the mold removal, or is that on me as the tenant?

Based on UAE tenancy law, specifically Law No. (26) of 2007, the landlord is fundamentally responsible for maintaining the property's structural integrity and ensuring it is habitable. This includes the maintenance and repair of all fixed installations, such as the central air conditioning system and its associated drainage lines.
The recurring AC leak is the root cause of your mold issue. The persistent moisture creates the perfect environment for mold proliferation, which is a common problem in Dubai's high-humidity climate where AC systems run year-round. Simply wiping the visible mold is a temporary and ineffective solution; it addresses the symptom, not the cause. The hidden mold within the wall cavity will continue to grow and release allergens until the moisture source is eliminated and the contaminated materials are properly remediated. Your first step should be to formally notify your landlord or property management company in writing about the AC leak and the resulting mold growth, as this constitutes a breach of their maintenance obligations. They are responsible for repairing the AC unit and the resulting water damage. For the mold remediation itself, this is not a DIY task. Disturbing extensive mold growth can exacerbate your wife's allergic reactions and spread contaminants. Professional assessment and remediation are critical. We at Saniservice use specialized equipment like thermal imaging to locate hidden moisture and microbial air sampling to identify spore types and concentrations. Our certified technicians then contain the area and safely remove the contaminated materials following industry best practices. I strongly recommend you insist that the landlord engages a professional mold remediation company like ours to handle this. For immediate assistance, you can call us at 800-MOLDS (800-66537) or email hello@saniservice.com for a comprehensive inspection and quote. |
