How to safely clean AC mold and stop the leak?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the wall behind the bedroom dresser. We’ve lived here for 2 years and just noticed a patch of black mold there when we moved the furniture. I’m worried it’s the reason my sinuses have been so irritated lately. What’s the best way to clean this safely and, more importantly, how can I stop the AC from causing this again?

The black mold you've discovered is a common issue in Dubai, primarily caused by the high humidity and condensation from air conditioning units. This is a serious health concern, as the spores can indeed cause sinus irritation, allergies, and respiratory problems.

For safe cleaning, first address the moisture source. The AC leak is likely due to a clogged condensate drain line, a common problem in our dusty environment, or a misaligned drain pan. Turn off the AC unit at the circuit breaker. For a small patch (less than 1 sq. ft.), you can carefully clean it wearing an N95 mask, nitrile gloves, and eye protection. Use a solution of detergent and water; avoid bleach as it doesn't kill mold roots and can damage drywall. Scrub the area, dry it completely, and place the contaminated cleaning materials in a sealed bag.

However, given the location behind furniture where growth has likely been undisturbed, a professional inspection is strongly recommended. We often find that visible mold is just the "tip of the iceberg," with colonization inside the wall cavity. Improper cleaning can aerosolize spores, spreading the problem.

To prevent recurrence, the root cause must be fixed. This requires a certified HVAC technician to clear the condensate drain line, ensure the drip pan is properly aligned, and check the unit's refrigerant levels. Furthermore, to prevent future condensation on walls, maintaining an indoor relative humidity below 60% is crucial, as per Dubai Municipality guidelines for indoor air quality.

For a comprehensive solution, our company, Saniservice, provides integrated HVAC inspection and mold remediation services. We can safely contain the area, use HEPA filtration to remove spores, treat the affected surfaces with EPA-approved antimicrobials, and identify the exact cause of the leak.
