Is landlord responsible for black mold near AC vent?« Back to Previous Page

We've been in our Jumeirah Village Circle apartment for about a year and just noticed a large patch of black mold spreading from the corner of our bedroom ceiling, right near the AC vent. It's definitely gotten worse since the humidity spiked a couple of weeks ago. We wipe it away with bleach, but it comes back within days. Is this something we have to fix ourselves, or is the landlord responsible for dealing with what seems like an underlying moisture issue?

In the UAE, the responsibility for mold remediation hinges on the source of the moisture. Under Dubai's rental law (Law No. 26 of 2007), landlords are obligated to maintain the property in a habitable condition and are responsible for repairs related to the main structure and essential services, including the central AC system and building envelope integrity.
The location of the mold near the AC vent is highly significant. The recurring nature despite surface cleaning with bleach indicates a persistent moisture source. This is typically caused by one of two issues: a fault in the AC system itself (like a blocked condensate drain line or a leaking air handling unit) or poor thermal insulation within the building's structure leading to condensation, both of which are structural or mechanical failures. These are unequivocally the landlord's responsibility to investigate and rectify. Bleach is an ineffective and temporary solution for porous surfaces like drywall and can exacerbate the problem by adding moisture. The underlying moisture issue must be resolved first. Given Dubai's high humidity and year-round AC dependency, this situation requires immediate professional attention. A certified mold inspection is crucial to identify the exact moisture source, assess the extent of contamination within the ceiling void, and provide a definitive report to present to your landlord. This report will be vital evidence of the structural nature of the problem. We strongly recommend you contact our specialists at Saniservice for a comprehensive assessment.
