AC mold from leak: DIY bleach or professional needed?« Back to Previous Page

The AC in our bedroom in our Jumeirah villa has been leaking a little onto the carpet for a while, and now we’ve found a patch of black mold behind the wardrobe. With the humidity lately, it seems to be getting worse. Is this something I can handle with bleach from ACE, or do I absolutely need to call in a professional mold removal company, and what kind of cost am I looking at for a small area?

Based on the situation you've described in your Jumeirah villa, I strongly advise against a DIY bleach treatment and recommend you call a professional inspection and remediation company immediately.

The black patch behind the wardrobe is a visible sign, but the leak from the AC unit has likely created a much larger problem. Mold thrives in the damp, dark spaces within wall cavities and under carpets, which is a common consequence of AC condensation leaks in Dubai's humid climate. Bleach is a surface-level treatment; it cannot penetrate porous materials like drywall, wood, or carpet backing to kill the root system (mycelium). Furthermore, improper cleaning can agitate the colony, releasing a high volume of toxic spores into your bedroom's air, which poses a significant health risk.

In the UAE, professional remediation for a contained area like this is a systematic process. It involves isolating the zone with physical barriers and negative air pressure (containment), safely removing and disposing of contaminated porous materials (carpet, padding), HEPA vacuuming, and applying EPA-approved antimicrobial agents to eliminate the mold at its source. The AC system itself must also be inspected and cleaned to prevent recontamination.

For a small, localized area, you could be looking at a cost starting from AED 1,500 to AED 4,000, depending on the extent of hidden damage. This is a worthwhile investment to protect your property and your family's health. Given the high humidity, this problem will only worsen.
