How to remove AC mold in humid Dubai villa?« Back to Previous Page

The AC unit in our villa in Jumeirah 3 has been leaking a bit, and now I’m seeing these small black spots forming on the corner of the bedroom wall. It’s been super humid lately and I’m worried it’s the start of a mold problem. What’s the most effective way to clean this and stop it from spreading, especially with the AC condensation?

The black spots you're observing are almost certainly mold growth, a common issue in Dubai villas due to the high ambient humidity and year-round AC operation. The AC condensation leak provides the perfect moisture source for mold colonization. Your first step is to address the root cause: immediately stop the AC unit's water leak. This requires a licensed HVAC technician to inspect, unclog the drain line, and repair the pan or insulation.

For the visible mold on a non-porous surface like painted drywall, you can attempt a preliminary clean. Wear an N95 mask and gloves. Do not dry brush, as this aerosolizes spores. Instead, apply a solution of diluted white vinegar or a dedicated EPA-approved fungicide to the area, scrubbing gently with a microfiber cloth. Ensure the area is dried completely with fans afterward.

However, I must stress that this is a surface-level treatment. In the UAE's climate, hidden mold growth within the wall cavity behind the leak is highly probable. The high humidity allows spores to proliferate rapidly out of sight. For a definitive solution and to ensure the health and safety of your villa's occupants, a professional inspection is strongly advised. We use thermal imaging and moisture meters to identify the full extent of the contamination and air sampling to determine spore concentration.
