Windowless bathroom mold: landlord fix or get a dehumidifier?« Back to Previous Page

My kids' bathroom in our Jumeirah villa has no window, and the exhaust fan seems weak. After every shower, the walls are just covered in condensation and I've started seeing black spots in the grout between the tiles. I've tried wiping it down, but it just keeps coming back. What’s the most effective long-term solution here? Should I invest in a dehumidifier, or is there a way to get my landlord to upgrade the ventilation system?

The black spots you're seeing are almost certainly mold, a common and persistent issue in Dubai's windowless bathrooms due to the extreme humidity and constant air conditioning cycles. The condensation is a clear indicator of insufficient ventilation; your weak exhaust fan is unable to manage the moisture load from showers, creating the perfect environment for mold growth in porous grout.

Wiping it is a temporary measure that only addresses surface spores. The mycotoxins penetrate deep into the grout, requiring professional-grade antimicrobial treatment for complete eradication. For a long-term solution, a two-pronged approach is necessary.

Firstly, address the root cause: ventilation. Under Dubai's rental regulations (Law No. 26 of 2007), landlords are typically responsible for maintaining the property's essential systems, which include functional ventilation. A weak or faulty exhaust fan that fails to prevent mold accumulation constitutes a maintenance issue. You should formally request they upgrade the system to a higher-capacity extractor fan, measured in CFM (Cubic Feet per Minute), suitable for your bathroom's size.

Secondly, while pursuing the landlord fix, I strongly recommend investing in a high-capacity desiccant dehumidifier. Place it in the bathroom for 20-30 minutes after each shower. This will actively remove the ambient moisture that the fan cannot, preventing condensation and starving the mold.

Given the visible growth, a professional inspection is prudent to assess the extent and type of mold, as some species can impact indoor air quality and health. Our certified team at Saniservice can conduct a comprehensive assessment, perform hygienization to safely remove the existing mold, and provide a detailed report for your landlord.
