Is black bathroom grout mold landlord's responsibility?« Back to Previous Page
|
We've been in our Jumeirah Village Triangle apartment for about a year, and the grout between the bathroom tiles has been getting these black, speckled patches for the last couple of months. It’s in the corner behind the toilet where it’s always a bit damp. As tenants, are we responsible for cleaning this ourselves, or is this the kind of maintenance the building landlord should handle and pay for?

The black speckled patches you're observing in your bathroom grout are almost certainly mold growth, a common issue in Dubai's climate due to high ambient humidity and the constant cycle of condensation from air conditioning use. The area behind the toilet is a prime location as it often has poor air circulation and remains damp, providing the perfect environment for mold spores to colonize.
From a technical standpoint, the responsibility for remediation hinges on the source of the moisture. Under standard UAE tenancy contracts (Law No. 26 of 2007), the landlord is responsible for maintaining the structural integrity of the property. If the moisture is due to a hidden plumbing leak within the walls, a faulty seal, or inadequate ventilation that is part of the building's original design, the repair and resultant mold remediation are unequivocally the landlord's financial and legal responsibility. However, if the moisture is solely due to condensation from daily use (showers, etc.) and a lack of surface cleaning and drying by the tenant, the cleaning responsibility may fall to you. Grout is porous, and once colonized, surface cleaning is often only a temporary fix, as the fungal roots (hyphae) penetrate deep into the material. We strongly recommend a professional inspection to determine the exact moisture source. Our certified inspectors use thermal imaging cameras and moisture meters to differentiate between condensation and an active leak, which is critical for assigning liability. Attempting to clean a mold issue stemming from an unresolved leak will result in rapid regrowth.
