Can I clean black mold from AC leak myself?« Back to Previous Page

The AC in our bedroom has been leaking a bit onto the wall for a couple of weeks, and now I’ve spotted a patch of black mold about the size of a dinner plate behind the headboard. It smells damp and my husband has been waking up with a headache. Is this something I can clean myself with bleach from the supermarket, or do I need to call a professional company to deal with it?

Based on your description, this is a situation that requires professional intervention, not a DIY bleach cleanup. The black discoloration is a significant indicator of a fungal colony, and the associated water damage and health symptoms elevate the risk.

Bleach is ineffective on porous surfaces like drywall and plaster. It only bleaches the surface pigmentation while leaving the root structure (hyphae) intact, allowing the mold to regrow quickly. More critically, disturbing the colony without proper containment, such as during scrubbing, will aerosolize spores and mycotoxins, significantly increasing your husband's exposure and potentially exacerbating his headaches and other respiratory issues.

In Dubai's climate, where high humidity and constant AC use create perfect conditions for mold, the source of the moisture—the leaking AC unit and potentially compromised wall cavity—must be identified and repaired first. Without addressing this, the problem will recur.

Our standard protocol involves a certified inspection to assess the extent of the contamination, including the wall cavity behind. Remediation then requires engineering controls: isolating the area with negative air pressure, using HEPA filtration to capture airborne spores, safely removing and disposing of affected porous materials, and applying specialized EPA-approved biocides—not bleach—to eliminate the colony at its roots. Finally, we ensure the AC drain line and drip pan are cleared and functioning to prevent a recurrence.

For a situation of this size with health symptoms present, professional remediation is strongly advised to protect your family's health and your property. Please contact our team at Saniservice for a certified inspection. Call 800-MOLDS (800-66537) or email hello@saniservice.com.
