Is mold from leaking AC landlord's responsibility to fix?« Back to Previous Page

The AC in my bedroom has been leaking a little for a couple of months, and now I’m seeing black spots spreading on the wall behind the wardrobe. I’ve wiped it down but it just comes back, and the dampness seems to be getting worse. Is getting this fixed and the mold properly cleaned the responsibility of me as the tenant or is this something I need to report to my landlord?

Based on UAE rental law, specifically Law No. 26 of 2007, the landlord is generally responsible for all major maintenance and repairs related to the structure of the property and its core systems, including the air conditioning. A leaking AC unit that is causing structural damage and mold growth falls squarely under this category. As the tenant, your responsibility is typically limited to reporting the issue in a timely manner, which you have done.

The black spots you describe are active microbial growth, likely exacerbated by Dubai's high humidity and constant AC operation, which creates significant condensation. Simply wiping it is insufficient; the moisture source must be repaired and the affected area must be professionally remediated. The mold behind the wardrobe is a visible indicator, but the moisture may have penetrated the wall, requiring specialized drying equipment and antimicrobial treatment to prevent recurrence and potential health issues.

You should formally report this in writing to your landlord or property management company immediately, detailing the issue and requesting a professional mold inspection and AC repair. For a comprehensive assessment and to ensure the remediation is done correctly to Dubai Municipality standards, I recommend our team at Saniservice. We can provide a detailed report for your landlord outlining the cause and necessary corrective actions.
