Is my landlord responsible for bedroom closet mold?« Back to Previous Page

Our bedroom closet on the outside wall has started growing black mold spots, especially after the recent humid weather. We’ve been in this JVC villa for about a year, and I’m constantly running the dehumidifier. I’m worried about our health and the damage to our clothes. Is the landlord responsible for the remediation, or is this on me to fix?

Based on the UAE Civil Code, specifically Federal Law No. 5 of 1985, the landlord is generally responsible for maintaining the property's structural integrity and ensuring it is habitable. Mold growth on an external wall, exacerbated by the villa's construction and potential insulation issues, is typically considered a structural or maintenance defect. This falls under the landlord's obligation to address, as it is not due to your misuse of the property.

However, the constant use of a dehumidifier indicates you are aware of the high humidity, which is a defining feature of Dubai's climate, especially in communities like JVC. The landlord may argue that inadequate ventilation contributed to the problem. The key factor is establishing the root cause. Is the mold due to a hidden water leak from plumbing or a crack in the external wall (landlord's responsibility), or is it purely surface condensation from humid air meeting cold walls (a grey area)?

For a definitive answer and to protect your health and tenancy rights, a professional inspection is critical. Our certified mold assessors at Saniservice can conduct a thorough investigation to identify the moisture source, assess the contamination level, and provide a detailed report. This report is often necessary to formally request remediation from your landlord. Do not attempt to clean significant mold growth yourself, as improper handling can aerosolize spores and worsen the problem.

For immediate advice and to schedule an inspection, please call us at 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide the documentation needed to resolve the responsibility issue with your landlord effectively.
