How to clean and prevent black mold from AC leak?« Back to Previous Page

Our AC unit in our Jumeirah villa has been leaking a bit of water onto the carpet in the guest bedroom, and now I’m seeing some black spots forming along the baseboard. We only use that room occasionally, so I think the humidity has built up over the last couple of months. What’s the best way to clean this and prevent it from coming back once I fix the AC drip?

This is a very common issue we encounter in Dubai villas, especially in less-frequented rooms. The combination of an AC condensate leak and our high ambient humidity creates the perfect environment for mold growth, typically the black spots you're seeing are Cladosporium or Stachybotrys.

For immediate cleaning, safety is paramount. Wear an N95 mask and gloves. For small, localized growth on a hard surface like the baseboard, a solution of distilled white vinegar or a proprietary mold remover approved for use in the UAE can be effective. Do not use bleach, as it only removes the surface color and does not address the root hyphae. For the carpet, the situation is more complex. If the leak was significant and the carpet backing or underpad is wet, cleaning the surface is insufficient. The moisture will have wicked up the drywall behind the baseboard, necessitating its removal to inspect and treat the cavity.

However, the absolute first step is to stop the moisture source. Have a certified HVAC technician repair the AC condensate drain line leak immediately. Without this, any cleaning is futile.

Prevention is critical. Once repaired, ensure the room is well-ventilated. Run a dehumidifier in the room for several days to dry the carpet, subfloor, and wall cavity completely. In Dubai's climate, maintaining consistent AC operation even in unused rooms is advised to control humidity and prevent condensation.

For a situation involving building materials like drywall and carpet, a professional inspection is strongly recommended. We use moisture meters and thermal imaging cameras to assess the full extent of water damage hidden within walls and subfloors. Improper remediation can lead to recurring growth and potential health issues. Our certified team at Saniservice follows strict Dubai Municipality guidelines for assessment and remediation to ensure the problem is resolved completely and safely.
