Is my landlord responsible for AC leak and mold?« Back to Previous Page

The AC in my apartment seems to be constantly leaking, and now I’ve found a patch of black mold spreading on the wall behind my bedroom curtain. It’s been getting worse over the last few weeks, but I’m not sure if this is something I need to fix myself or if my landlord in Downtown Dubai is responsible for the repair and the mold removal.

Based on the Dubai Rental Law (Law No. 26 of 2007), your landlord is generally responsible for maintaining the structural integrity of the property and its core systems, which includes the air conditioning unit and the building envelope. A persistent AC leak falls under this category, as it is a malfunction of a provided appliance that is causing property damage.

The resulting mold growth is a direct consequence of that failure. The landlord's obligation to provide a habitable property extends to remediating such health hazards. You should formally notify your landlord or property management company in writing immediately, detailing the issue and including photographs. This creates a legal paper trail. Request that they engage a professional mold inspection and remediation company to address both the source (the AC leak) and the symptom (the microbial growth).

It is critical to address this professionally. In Dubai's humid climate, what is visible is often just the surface of a larger colonization within the wall cavity. DIY cleaning with bleach is ineffective and can exacerbate spore dispersal. A certified company like Saniservice will conduct a thorough inspection, including moisture mapping and possibly air quality testing, to determine the full extent of the contamination before executing a controlled remediation process that includes containment, air scrubbing, and antimicrobial treatment.

For immediate professional assessment and to ensure the remediation is handled correctly according to Dubai Municipality standards, I recommend you contact our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection.
