How to permanently remove and seal black mold from windows?« Back to Previous Page

Our apartment in Jumeirah Lakes Towers has this recurring black mold around the edges of the bedroom windows. I wipe it away with vinegar every few weeks, but it always comes back, especially since the humidity kicked in. I'm worried it's inside the frame itself. What's the most effective way to kill it for good and seal the windows to prevent it from coming back?

Recurring black mold around window frames in Jumeirah Lakes Towers is a very common issue, directly linked to our Dubai climate. The high humidity, combined with the constant use of air conditioning, creates significant condensation on and within window assemblies. Your use of vinegar is a temporary, superficial fix; it does not address the root cause or kill the fungal roots (hyphae) embedded within the frame.

For a permanent solution, a technical, multi-step remediation and sealing process is required. First, the mold must be professionally assessed to determine the extent of infiltration within the frame cavity. A certified inspector would use moisture meters and borescopes to evaluate the situation. The remediation process involves the careful removal of the compromised sealant, application of EPA-approved fungicidal coatings to the entire affected area—not just the visible surface—to destroy the embedded microbial structure, and the use of HEPA vacuuming to capture all spores.

Crucially, the final step is a permanent seal using high-performance, mold-resistant silicone sealants designed for the thermal expansion and contraction common in our temperature fluctuations. This creates a moisture barrier that prevents future condensation ingress.

Given the recurrence and likelihood of internal frame contamination, a DIY approach is insufficient and can aerosolize spores, spreading the contamination. I strongly recommend a professional inspection and remediation. Our teams at Saniservice are certified under Dubai Municipality standards and use advanced techniques like negative air pressure containment to safely and permanently resolve these issues.
