AC mold from leaking unit: DIY clean or call pro?« Back to Previous Page

The AC in my bedroom has been leaking a bit for a couple of months and now I'm seeing black, fuzzy patches spreading on the wall behind the unit in my Marina apartment. I tried wiping it with bleach but it came back worse, and my allergies have been terrible. Is this something I can handle myself with a good cleaner from ACE, or do I absolutely need to call a professional, and what’s the rough cost for a studio apartment?

Based on the symptoms you've described—recurring black, fuzzy growth following a persistent AC leak and exacerbated health issues—this is a serious situation that requires immediate professional intervention, not a DIY approach.

The substance you are describing is highly characteristic of toxic black mold (Stachybotrys chartarum), which thrives in the constant moisture from a leaking AC unit, a common issue in Dubai due to our high humidity and year-round AC dependency. Bleach is ineffective on porous surfaces like drywall and gypsum board, as it only bleaches the surface pigment while the root structure (hyphae) continues to grow inside the material, which explains why it returned worse. Disturbing it also releases a high concentration of mycotoxins and spores, directly correlating to your worsening allergies.

For a Marina apartment, the leak has likely saturated the wall cavity, creating an extensive reservoir of contamination that is invisible to you. DIY cleaners from ACE cannot address this. According to UAE health and safety regulations, particularly Dubai Municipality guidelines, improper handling that leads to cross-contamination or occupant exposure can create liability issues.

A professional remediation for a studio apartment involves source identification, moisture mapping, containment, HEPA filtration, and safe removal of contaminated materials. Cost for a proper remediation in a studio can range from AED 1,500 to AED 4,000+, depending on the extent of the damage behind the walls. This is not a surface cleaning issue.

Given the health risks and potential for structural damage, I strongly recommend you cease all DIY attempts and contact a certified professional immediately for an inspection.
