How to treat and prevent black mold in closet wall?« Back to Previous Page

My villa's walk-in closet in the master bedroom has developed black spots along the back wall. We've lived in Jumeirah for five years and it only started after the particularly humid weather a couple of months ago. Even though we run the AC constantly, the clothes on that side feel slightly damp. What's the most effective way to treat this and what can I do to stop the moisture from seeping through the wall in the first place?

Based on your description, this is a classic case of mold growth due to interstitial condensation, a common issue in Dubai's climate. The black spots are likely Stachybotrys chartarum or Aspergillus niger, both of which thrive in the high humidity we experience, especially post-rainy season. The constant AC can create a significant temperature differential between the cooled interior air and the external wall, leading to condensation within the wall cavity, which then seeps through.

The most effective treatment requires a professional approach. Surface cleaning with bleach is ineffective and can exacerbate spore release. The remediation process must follow UAE standards and typically involves: 1) Containment of the area with negative air pressure to prevent cross-contamination. 2) HEPA vacuuming and abrasive cleaning of the affected wall. 3) Application of an EPA-approved antimicrobial coating to neutralize remaining spores and prevent regrowth. 4) Disposal of any porous, contaminated materials like certain wall boards or damaged clothing.

To prevent recurrence, the source of moisture must be addressed. Firstly, a professional should conduct a thermal imaging and moisture meter inspection to confirm the condensation hypothesis and rule out a hidden plumbing leak. For the wall, the most effective permanent solution is to improve the thermal break. This can involve injecting insulation into the wall cavity or applying an internal insulating plasterboard with a vapor barrier to prevent the warm, moist air from contacting the cold wall surface. Ensure your AC unit is serviced and its condensate drain line is not blocked, as this can contribute to indoor humidity.

For a proper assessment and guaranteed remediation, I strongly recommend a certified inspection.
