Black mold in closet: call landlord or cleaning company?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, speckled spots appearing in the corner of our master bedroom closet where we store our winter clothes. It's on the wall that faces the outside of the building, and the room always feels more humid than the rest of the apartment. What's the most effective way to get rid of this for good, and should I be calling my landlord first or a professional cleaning company?

Based on your description, you are dealing with a classic case of mold growth, likely caused by a combination of the high ambient humidity in Dubai and a potential thermal bridge or minor water ingress in that external wall. The black, speckled appearance is a strong indicator of active microbial growth, which is a health and property concern.

Your first point of contact should absolutely be your landlord or building management. According to typical tenancy contracts and Dubai Municipality regulations, the landlord is responsible for the structural integrity of the building, including resolving issues like leaking pipes or inadequate external wall insulation that are causing the dampness. They must address the source of the moisture. Simply cleaning the visible mold without remediating the underlying cause is a temporary fix; the mold will return.

Do not hire a standard cleaning company. This requires professional mold inspection and remediation. A general cleaning service will not have the technical expertise to identify the moisture source, contain the spores during removal, or use EPA-approved antimicrobial agents to properly treat the area. They may also inadvertently spread the spores throughout your apartment.

We strongly recommend a professional assessment. At Saniservice, our certified inspectors use moisture meters and thermal imaging cameras to pinpoint the exact cause of the humidity behind your wall. We then perform contained remediation, including HEPA vacuuming and antimicrobial application, to ensure it is eliminated safely and permanently.
