Black mold in closet: DIY or call building management?« Back to Previous Page

We've lived here for 2 years and just noticed what looks like black mold spreading in the corner of our master bedroom closet where we store our winter clothes. It’s on the wall that faces the outside, and it’s been extra humid lately. What’s the best way to handle this myself, or should I call the building management first?

Based on the description of your situation—black mold on an exterior wall in a Dubai apartment closet—this is a common yet serious issue that requires a strategic approach. The combination of high exterior humidity, a poorly insulated exterior wall, and stored organic materials (like winter clothes) creates a perfect environment for mold growth.

Your first step should be to immediately notify your building management or landlord in writing. Under Dubai Municipality regulations (Public Health & Safety Department), landlords are typically responsible for addressing structural defects that lead to dampness and mold, such as inadequate insulation or leaking pipes within the walls. This official notification is crucial for documenting the issue.

While you await their response, do not attempt to clean significant black mold yourself. Disturbing it without proper containment can aerosolize spores, spreading the contamination throughout your bedroom and HVAC system, posing health risks. For a small, surface-level patch (less than 1 square foot), you could cautiously wipe it with a solution of diluted detergent, but this is only a temporary cosmetic fix that will not address the root moisture problem.

Given the climate, the core issue is likely interstitial condensation within the wall cavity, a persistent problem in the UAE due to the extreme difference between outdoor heat/humidity and indoor AC cooling. A professional inspection is strongly recommended to identify the exact moisture source using tools like thermal imaging and moisture meters.

For a comprehensive assessment and a remediation plan that addresses the root cause, I advise contacting our specialists at Saniservice. We can determine if this is a building envelope failure and provide the necessary documentation for your landlord. Call us at 800-MOLDS (800-66537) or email hello@saniservice.com for a consultation.
