Who is responsible for mold removal in a rental villa?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots growing on the wall behind our bedroom wardrobe. It's been extra humid lately and the wall feels damp to the touch. We're renting a villa in Mirdif and our contract renewal is coming up. Who is responsible for getting this mold professionally removed and the wall treated, us as tenants or the landlord?

Based on the UAE Civil Code, specifically Federal Law No. 5 of 1985, the responsibility for structural repairs and rectifying issues related to the building's integrity typically falls upon the landlord. Since the mold growth behind your wardrobe in Mirdif is a result of dampness in the wall, this points to a potential underlying issue such as water infiltration from outside, a leaking pipe within the wall, or insufficient insulation. These are structural concerns the landlord is obligated to address.

As tenants, your responsibility is generally limited to reporting the issue promptly and maintaining the property through adequate ventilation, especially given Dubai's high humidity levels which are exacerbated by year-round AC use causing significant condensation. However, if the inspection determines the cause was tenant negligence, such as a failure to use the AC or ventilation systems properly, the cost liability could shift.

Given the description—black spots, a damp wall, and a musty smell—this requires immediate professional attention. Do not attempt to clean it yourself, as improper handling can aerosolize toxic spores. A certified mold inspection is crucial to identify the exact species and, more importantly, the moisture source. The remediation process involves containment, professional removal of contaminated materials, antimicrobial treatment of the wall cavity, and finally, addressing the root cause of the moisture.

I strongly recommend you formally notify your landlord of the issue immediately and request a professional assessment. For a definitive diagnosis and a compliant remediation plan, you or your landlord can contact our specialists at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule a comprehensive inspection. This will provide the documentation needed to clearly establish responsibility with your landlord before your contract renewal.
