How to safely remove mold and prevent its return?« Back to Previous Page

The AC in my bedroom closet has been leaking a bit, and now I’ve found a patch of black mold on the back wall and on some of my shoes. We had the AC unit fixed last week, but I’m worried the mold will just come back in this humidity. What’s the best way to clean this safely and what can I do to the wall or closet to prevent it from happening again?

The mold growth you've described is a direct result of the AC condensate leak, a very common issue in Dubai due to our high ambient humidity and year-round reliance on air conditioning. The black mold is likely Stachybotrys or Aspergillus, both of which can pose health risks and require careful handling.

For safe removal, do not attempt to dry-scrub or vacuum the area, as this will aerosolize spores. Isolate the closet and wear an N95 mask, gloves, and eye protection. For a small patch, a solution of detergent and warm water can be used to scrub the hard surfaces of the wall. For porous materials like the affected shoes, disposal is often the safest option, as mold penetrates deep into the material. After cleaning, the area must be thoroughly dried using dehumidifiers and fans.

However, given the location within a closet and the potential for hidden growth inside the wall cavity or AC drip pan, a professional inspection is strongly advised. We use moisture meters and thermal imaging cameras to identify the full extent of the moisture intrusion, which is critical for effective remediation.

To prevent recurrence, the primary focus must be on moisture control. Ensure the AC unit's condensate drain line is clear and the drip pan is functioning correctly—this should be part of a bi-annual maintenance schedule. Secondly, improve ventilation within the closet; leaving the door ajar can help. For a more permanent solution, consider installing a small humidity-absorbing product or a passive ventilation grill in the closet door.

For a certified assessment and guaranteed remediation that complies with Dubai Municipality standards, I recommend contacting our team at Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection. We will not only remediate the existing mold but also identify and rectify the underlying moisture source to ensure it does not return.
