Is landlord responsible for bathroom black mold in Dubai?« Back to Previous Page
|
The grout between the tiles in our JBR apartment's master bathroom has been turning black for a couple of months now, and the musty smell is really strong, especially after a hot day. We’ve tried cleaning it with bleach but it just comes back worse. Our one-year lease is up for renewal soon, and I'm worried about our health and the apartment. Is this something I need to fix myself, or is the landlord legally responsible for handling a black mold issue like this?

Based on the UAE Civil Code (Federal Law No. 5 of 1985), specifically Articles 266 and 690, the landlord is legally obligated to maintain the property in a habitable condition. This includes addressing structural defects and issues that affect health and safety, such as persistent black mold growth.
The black discoloration in your bathroom grout is almost certainly Stachybotrys chartarum, a toxigenic mold. It thrives in the high-humidity environment of a Dubai bathroom, exacerbated by year-round AC use which creates significant condensation and temperature differentials. Bleach is ineffective on porous surfaces like grout; it only bleaches the surface pigment and the moisture content can actually stimulate deeper regrowth. The musty odor is a clear indicator of an active microbial volatile organic compound (MVOC) release. This is a serious health and habitability issue. You should formally notify your landlord or property management company in writing, citing the Civil Code and emphasizing the potential health risks. Request immediate professional remediation. Do not attempt to fix this yourself, as improper handling can aerosolize spores and contaminate other areas of the apartment. For a definitive assessment and legally admissible report, a certified mold inspection is essential. Our team at Saniservice uses moisture meters, thermal imaging, and air/o-surface sampling to identify the moisture source and contamination levels, which is critical for effective remediation and holding the landlord accountable.
