Is landlord responsible for AC leak mold cleanup?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom, and now I’m seeing a patch of black mold spreading out from the wall. It’s been getting worse for the last month. With the landlord being responsible for AC maintenance, is it my job to deal with this mold cleanup or is that on the property owner?

Based on UAE tenancy law, specifically Dubai Law No. 26 of 2007, the responsibility for major maintenance and structural repairs, including those arising from faulty building systems like air conditioning, falls upon the landlord. Since the AC leak is the direct and proven source of the moisture causing the mold growth, the remediation of that mold is the legal responsibility of the property owner.

The persistent humidity and constant AC operation required in Dubai's climate create a perfect environment for mold proliferation if a moisture source is present. The black patch you describe indicates an active colony that requires immediate attention. It is crucial to understand that simply wiping the visible mold is insufficient and can exacerbate the problem by releasing spores. Proper remediation involves identifying and stopping the moisture source (fixing the AC drain line or condensate pan), followed by the professional containment, removal, and disposal of contaminated materials like the carpet and potentially sections of drywall.

We strongly recommend you notify your landlord in writing immediately, detailing the issue and its link to the AC unit. For a situation of this nature, a professional inspection is essential to assess the full extent of the contamination, including any potential growth within the wall cavity. A certified mold assessment will provide the documentation needed to ensure the landlord addresses it correctly.

For immediate professional inspection and remediation services that comply with Dubai Municipality standards, contact Saniservice at 800-MOLDS (800-66537) or hello@saniservice.com. They can provide a definitive report to present to your landlord and execute the necessary cleanup protocol.
