How to clean and prevent mold after AC leak?« Back to Previous Page

The AC in my bedroom closet has been leaking a little bit for a couple of months, and now I’ve spotted a small patch of black, fuzzy mold on the drywall behind my clothes. I had maintenance fix the leak, but I’m worried the mold will just come back. What’s the best way to clean this myself to make sure it’s completely gone and how can I prevent it from happening again, especially with the humidity?

Based on your description, this is a classic case of mold growth secondary to an AC condensate leak, a very common issue in Dubai due to our high ambient humidity and year-round reliance on air conditioning. While the leak is fixed, the moisture has already been absorbed by the porous drywall, creating an ideal environment for mold, most likely Aspergillus or Cladosporium, which often present as black and fuzzy.
For a small patch (less than 1 square foot), you can attempt remediation yourself with caution. First, isolate the area by sealing the closet and wearing an N95 mask, gloves, and safety goggles. HEPA vacuum the mold spores from the surface. Then, scrub the area with a solution of detergent and water. Do not use bleach, as it only discolors the surface mold and does not address the hyphae roots within the porous material. After scrubbing, wipe the area clean with a damp rag and allow it to dry completely using a dehumidifier or fan. The drywall must be inspected for residual moisture; if it feels soft or damp, the internal structure is still wet and the mold will absolutely return. However, the critical factor is that the moisture may have wicked up the wall cavity far beyond the visible patch. This hidden moisture is the true problem. For complete peace of mind and to ensure the mold and its roots are eradicated, a professional inspection is strongly recommended. We use thermal imaging cameras and moisture meters to detect hidden dampness that is not visible to the naked eye. To prevent recurrence, ensure the AC drain line is flushed annually to prevent future clogs. Maintain indoor humidity levels below 60% using a dehumidifier or your AC's dry mode. Ensure proper ventilation in closets by not overpacking them and occasionally leaving the doors ajar.
