Black mold in AC: DIY clean or call a pro?« Back to Previous Page

The AC in our villa in Jumeirah 3 keeps making the whole downstairs smell damp and earthy, especially in the afternoons. I just pulled the filter out and the entire surrounding unit has black spots. We run the AC constantly, so I’m worried it’s spreading spores. What’s the best way to clean this myself to prevent it from coming back, and should I call a professional duct cleaning service?

Based on the symptoms you've described—a persistent damp, earthy smell concentrated in the afternoons and visible black spotting within the AC unit—this is a strong indicator of active microbial growth, likely Stachybotrys chartarum (black mold) or Aspergillus niger, both common in Dubai's HVAC systems due to the high humidity and constant condensation generated by year-round cooling.

A DIY approach is strongly discouraged. Surface cleaning the visible spots with a household disinfectant is a temporary and ineffective solution. The core issue lies within the ductwork, evaporator coils, and drip pans, which you cannot properly access or treat without specialized equipment. Disturbing the mold by cleaning the filter area will aerosolize spores, significantly increasing the risk of cross-contamination throughout your villa's living spaces, potentially leading to health issues and a much larger remediation problem.

The climate in Jumeirah, with its high ambient humidity, creates a perfect environment for this mold to rapidly regrow even after a superficial clean. For a proper resolution, a professional inspection and remediation are essential. In the UAE, reputable companies follow strict guidelines based on NADCA and IICRC standards for HVAC cleaning.

I recommend you immediately call a professional. They will conduct a thorough inspection, often using borescopes, to assess the contamination level throughout the entire system. Remediation involves containing the unit, using HEPA vacuuming, and applying EPA-approved biocides to not only remove the existing growth but also prevent its recurrence.

For a certified inspection and complete duct cleaning service that addresses the root cause and prevents it from returning, you should contact Saniservice. Call 800-MOLDS (800-66537) or email hello@saniservice.com for an expert assessment and a lasting solution.
