AC mold from leak: DIY bleach or call professional?« Back to Previous Page
|
The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it, and now I’m seeing a small black patch of mold starting to form on the baseboard. It’s been getting worse over the last couple of weeks since the humidity really kicked in. Is this something I can tackle myself with a bleach spray from the supermarket, or is it time to call in a professional cleaner?

This is a very common issue we see in Dubai, particularly in areas like JVC, due to our high ambient humidity and year-round reliance on AC systems. While a small patch might seem minor, the visible mold is often just the "tip of the iceberg." The real concern is the moisture that has wicked into the porous building materials like the drywall, baseboard, and carpet backing, creating an ideal environment for hidden fungal growth.
Using a supermarket bleach spray is not recommended. Bleach is primarily water, which can actually feed the mold root system deep within porous materials. It is also ineffective on porous surfaces, only bleaching the surface color while leaving the organism intact. Furthermore, mixing bleach in an enclosed AC environment can release harmful chlorinated vapors. The correct protocol involves three steps: source elimination, controlled remediation, and verification. First, the AC leak must be professionally repaired to stop the moisture source. Then, the affected porous materials (baseboard, potentially a section of drywall and carpet) require careful removal and disposal to prevent spore dispersion. Finally, the area should be HEPA-vacuumed and treated with EPA-approved antimicrobials, not bleach. Given the climate-driven complexity and potential health risks from airborne spores, a professional inspection is strongly advised. We use moisture meters and thermal imaging to assess the full extent of the damage, which is almost always greater than what is visible.
