How to clean and prevent mold after AC leak?« Back to Previous Page

The AC in my bedroom closet has been leaking a little, and now I’ve spotted black fuzzy patches on the back wall and on a couple of my leather bags. I had maintenance fix the leak last week, but I’m worried the mold will just come back in this humidity. What’s the best way to clean this and prevent it from happening again for good?

The black fuzzy patches you've described are a clear indication of active mold growth, likely Cladosporium or Stachybotrys (black mold), which is common in Dubai due to our high humidity and constant AC operation. The leak created the perfect environment of moisture and organic material (dust on the wall, the leather bags) for proliferation. Simply fixing the leak is the first step, but it does not address the existing contamination.
For cleaning, immediate action is required to prevent spore dispersion. For non-porous surfaces like the wall, a solution of detergent and water can be used for small patches. However, given the location inside a closet and the presence of affected personal items like leather bags, which are porous and difficult to remediate properly, a cautious approach is vital. We strongly advise against using bleach, as it does not kill mold roots and can exacerbate the problem by adding moisture. The primary concern is preventing recurrence. The humid Dubai climate means that residual moisture trapped within the wall cavity or under flooring will inevitably lead to regrowth. A professional inspection is critical here. Our certified technicians use thermal imaging cameras to identify hidden moisture and hygrometers to measure precise humidity levels. The remediation process must include the controlled removal of contaminated materials, HEPA vacuuming, and antimicrobial application to prevent regrowth, all following UAE standards for environmental hygiene. To prevent this permanently, ensure the AC drain line and drip pan are cleaned and treated with an algicide quarterly. Maintain indoor humidity below 60% using a dehumidifier if necessary. For a lasting solution and to safeguard your health and property, we recommend a professional assessment.
