AC mold: DIY cleaning or call a professional?« Back to Previous Page

The AC in my apartment seems to have black dust blowing out of the vents, and the wall behind the bedroom wardrobe feels damp and has some fuzzy green spots. It’s been getting worse since the humidity spiked a few weeks ago. Is this something I can tackle myself with bleach and a good scrub, or do I need to call a professional cleaning company to deal with it properly?

Based on your description of black dust from the AC vents and damp walls with fuzzy green growth, this is a clear indicator of active mold colonization, exacerbated by Dubai's high humidity and constant AC operation. This is not a simple DIY cleaning job.

The black dust is likely a significant accumulation of mold spores and hyphal fragments being aerosolized from the AC unit's evaporator coil and ductwork, contaminating your indoor air. The damp wall behind the wardrobe is a classic case of condensation buildup, often due to thermal bridging where the cold wall meets the warm room air, creating a perpetual moisture source perfect for mold like Cladosporium (the green spots) and Stachybotrys (potential black mold).

Using bleach is strongly discouraged. It is ineffective on porous surfaces like drywall and wood, as it only bleaches the surface mold while leaving the root structure intact. More critically, it can aggravate the situation by releasing a high volume of harmful chemicals and spores into the air without proper containment.

A professional inspection is absolutely necessary. We use borescopes to inspect inside wall cavities and AC systems, moisture meters to quantify the dampness, and air/overt sampling to identify spore types and concentrations, which is critical for determining the correct remediation protocol. DIY attempts often spread the contamination further.

For a situation this advanced, proper remediation involves isolating the area with negative air pressure, safely removing contaminated porous materials like the affected drywall, and employing HEPA filtration and specialized antimicrobial agents for hygienization of the AC system and structure.

Given the health risks and potential for systemic property damage, you need a certified professional assessment. Contact our team at Saniservice for a comprehensive inspection. Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule a visit.
