How to stop AC leak and wall mold in Dubai?« Back to Previous Page

The AC in my apartment in Jumeirah seems to be leaking a little water onto the carpet below the unit. I wiped it up, but now a week later, I’m seeing a small black speckled patch on the base of the wall behind the curtain. How can I stop this from getting worse and prevent it from coming back after I clean it?

The issue you're describing is a classic consequence of AC condensate leakage in Dubai's climate. The constant high humidity, combined with a water source from the leak, creates an ideal environment for mold growth, typically Aspergillus niger (black speckling), on the drywall and carpet.

Your immediate priority is to stop the moisture source. The AC leak is likely caused by a clogged condensate drain line, a damaged drain pan, or improper unit leveling. This requires a professional HVAC technician to diagnose and rectify. Do not attempt this yourself, as improper handling can damage the unit.

Regarding the mold, wiping visible moisture is not sufficient. The water has wicked into the porous wall and carpet backing, creating a hidden reservoir for mold. The small visible patch is often just the "fruit" of a larger colony. Scrubbing it with a household cleaner will only disturb and spread the spores without addressing the root moisture problem.

For proper remediation, the affected section of drywall and carpet padding must be isolated, removed, and disposed of according to Dubai Municipality guidelines for contaminated waste. The area then requires professional-grade antimicrobial treatment and drying using industrial air movers and dehumidifiers to bring the moisture content to acceptable levels (<15%) before reconstruction.

Given the health risks associated with mold exposure and the technical requirements for proper remediation, I strongly recommend a professional inspection. We at Saniservice are certified in mold assessment and can use moisture meters and thermal imaging to determine the full extent of the damage, provide a remediation protocol, and ensure it does not recur.
