How to permanently kill black mold from AC condensation?« Back to Previous Page

The AC in my bedroom closet has been leaking a little for a while, and now I’ve discovered black mold spots on the back wall and on some of our shoes stored there. I’ve wiped it down, but I’m worried it’s just going to come back. What’s the most effective way to kill the mold for good and stop the condensation from the AC unit in our Jumeirah Park villa?

The black mold you've discovered is a common issue in Dubai, particularly in high-humidity environments like Jumeirah Park, where year-round AC use leads to significant condensation. The spots you see are the reproductive spores; the actual fungal hyphae penetrate deep into porous materials like drywall and leather shoes. Wiping it down only removes the surface growth, not the root structure, which is why it will return.

The only way to permanently kill mold is to address the moisture source first. The AC leak must be repaired by a certified HVAC technician to stop the condensation. This is the critical first step. For the remediation, the affected drywall is likely compromised and should be professionally removed and replaced. Non-porous surfaces can be treated with EPA-approved, non-toxic antimicrobial agents designed to penetrate and eliminate the fungal roots. It is crucial that this is done with proper containment to prevent cross-contamination of spores to other areas of your villa.

Given the health risks associated with Stachybotrys (black mold) and the technical requirements for safe, permanent removal, a professional inspection and remediation is strongly advised. DIY attempts often worsen the problem. Saniservice conducts comprehensive inspections, including moisture mapping and air quality testing, to determine the full extent of the contamination, in full compliance with Dubai Municipality's health and safety guidelines. Our certified technicians then execute a controlled remediation protocol to ensure the mold is eradicated permanently.
