How to permanently stop shower mold in a windowless bathroom?« Back to Previous Page

Our master bathroom in our Marina apartment has no window and the grout between the tiles in the shower has started turning black, even though we run the exhaust fan. We’ve only been here a year and I’m worried it’s going to get worse, especially with the humidity coming back. What’s the most effective long-term solution to stop this mold from coming back after I clean it?

As a certified mold remediation specialist operating in Dubai, I can confirm that your issue is extremely common in Marina apartments due to the unique climate. The black discoloration in your grout is almost certainly mold growth, fueled by the high ambient humidity and condensation from showers, even with an exhaust fan running.

The most effective long-term solution requires a multi-faceted approach. Simply cleaning the surface mold is a temporary fix. First, you must address the moisture source. Your exhaust fan may be undersized or not running long enough. It should run for at least 30-60 minutes post-shower and be powerful enough to achieve a minimum of 50 CFM (cubic feet per minute). We often use anemometers to test this during inspections. Secondly, after every shower, use a squeegee on the walls and tiles to remove standing water, drastically reducing the moisture available for mold growth.

For the remediation itself, standard bleach is not a permanent solution and can damage grout. The proper protocol involves applying an EPA-approved, non-toxic antimicrobial solution to kill the mold at its roots. For long-term prevention, the grout lines should be professionally cleaned, dried, and then sealed with a high-quality, penetrating grout sealer to create a hydrophobic barrier.

Given the persistent humidity in Dubai, which is exacerbated by year-round AC use creating constant thermal bridging and condensation, a professional assessment is highly recommended. We use moisture meters and thermal imaging cameras to detect hidden moisture within the walls that could be feeding the problem. For a permanent solution and to ensure the mold hasn't compromised the integrity behind the tiles, I advise calling our team at Saniservice for a comprehensive inspection.
