How to safely clean mold and stop AC closet leaks?« Back to Previous Page

The AC in my bedroom closet has been leaking on and off for a couple of months, and now I've found a patch of black mold on the back wall and on some of my shoes. We keep the AC running constantly, but the humidity just feels trapped in that enclosed space. What's the best way to clean this safely and, more importantly, how can I stop the moisture from building up again to prevent it from coming back?

Based on the symptoms you've described—a recurring AC leak in an enclosed closet leading to black mold growth—this is a situation that requires immediate and professional attention. The constant operation of your AC in Dubai's high humidity climate creates a perfect storm for condensation, especially in poorly ventilated spaces like closets. The black discoloration is highly indicative of a Stachybotrys or Aspergillus species, which can pose significant health risks and should not be disturbed without proper containment.

For safe cleaning, the area must be isolated with plastic sheeting to prevent cross-contamination. The moldy drywall is likely compromised and may require cutting out and replacement. Non-porous items like shoes can be cleaned with an EPA-approved fungicidal solution, but porous materials are often unsalvageable. Crucially, simply cleaning the visible mold is a temporary fix. The primary issue is the moisture source.

The leak is likely due to a blocked condensate drain line or a misaligned drain pan, both common in UAE systems working overtime. A certified HVAC technician must inspect and repair the unit to stop the water intrusion. Furthermore, to prevent recurrence, the closet will need improved ventilation. This could involve installing a louvered door or a small exhaust fan to circulate dry, conditioned air and prevent the stagnant, humid microclimate that mold thrives in.

Given the potential health risks and the technical nature of both the remediation and the HVAC repair, I strongly recommend a professional assessment. Our certified inspectors at Saniservice can conduct a comprehensive moisture mapping and mold air quality test to determine the full extent of the contamination and create a targeted remediation plan.
