How to permanently stop closet mold and moisture?« Back to Previous Page

Our master bedroom closet, which is on an inside wall, has a persistent damp smell even though we run the AC constantly. I finally pulled everything out and found fuzzy black mold in the corners and on some of our leather bags. This has been an issue for the last two humid seasons, but it’s worse this year. What is the most effective way to not only clean this but to stop the moisture from coming back for good?

The persistent mold issue in your master bedroom closet is a classic symptom of high relative humidity and condensation, exacerbated by Dubai's climate. Even with constant AC, cold spots on interior walls, especially behind furniture or in closets, can drop below the dew point, causing moisture accumulation. The fuzzy black growth is likely a species like Cladosporium or Aspergillus, which thrive in these conditions.

Effective remediation is a multi-step process. First, the mold must be professionally removed. For porous items like leather, specialized cleaning is required. The affected surfaces should then be hygienized using EPA-approved, non-toxic biocides. Crucially, the root cause—the moisture—must be addressed. This involves a technical inspection to identify the specific source. It is rarely a simple leak; more often, it's a combination of poor air circulation, thermal bridging in the wall, and an AC system that may be set too cold, creating excessive temperature differentials.

To stop it from returning, we must alter the microenvironment. This includes improving air circulation within the closet, potentially installing a small dehumidification unit or a passive ventilation system, and ensuring your AC is properly balanced and serviced to manage whole-home humidity levels effectively. DIY cleaning with bleach or vinegar is strongly discouraged as it only removes surface discoloration and can exacerbate the problem by adding more moisture.

Given the recurrence over multiple seasons, a professional assessment is essential. Our certified inspectors use thermal imaging cameras and moisture meters to pinpoint condensation points and develop a targeted, permanent solution.
