AC leak causing black mold: DIY clean or call pro?« Back to Previous Page

Our AC unit in the master bedroom has been leaking a bit and now I’m seeing these small black spots spreading on the wall behind the curtain. It’s been like this for a couple of weeks and I’m worried it’s getting worse with the humidity. Is this something I can clean with bleach myself, or do I need to call a professional company to deal with it?

Based on your description, this is a classic case of mold growth directly resulting from an active AC condensate leak. The small black spots are almost certainly mold, likely Cladosporium or Stachybotrys (black mold), which thrive in the constant moisture and organic dust present in AC systems.

In the UAE's high-humidity climate, especially during summer, such leaks create a perfect breeding ground. The moisture from the leak, combined with condensation and the cellulose in your drywall, provides all the nutrients mold needs to proliferate. Simply wiping the visible spots with bleach is a temporary and ineffective solution. Bleach only removes surface discoloration but does not kill the mold roots (hyphae) penetrating the porous wall material. Furthermore, it does not address the primary moisture source.

For a proper resolution, a two-step professional approach is mandatory. First, an HVAC technician must repair the condensate drain line or pan leak to eliminate the water source. Second, a certified mold remediation company, like Saniservice, must assess the damage. The wall cavity likely has significant hidden growth that requires specialized equipment like moisture meters and borescopes to evaluate. Remediation involves containing the area, safely removing contaminated porous materials (drywall, insulation), and using EPA-approved antimicrobials to eliminate the colony.

Given the health risks associated with mycotoxin exposure and the high probability of hidden damage, we strongly recommend against a DIY attempt. For a professional inspection and remediation quote to ensure the problem is resolved safely and completely, please call Saniservice at 800-MOLDS (800-66537) or email hello@saniservice.com.
