Is black mold removal the tenant's or landlord's responsibility?« Back to Previous Page

We’ve lived in our Jumeirah Village Circle apartment for two years and just noticed a patch of black mold spreading from the corner of our bedroom ceiling, right where the wall meets it. It’s gotten worse since the humidity spiked a couple of weeks ago. I’m worried it’s affecting our health, but as a tenant, am I responsible for arranging and paying for the mold removal, or is that on the landlord?

In the UAE, particularly in high-humidity climates like Dubai, the responsibility for mold remediation is typically determined by the cause of the moisture. As a certified mold inspector, I can state that the landlord is generally responsible for addressing structural issues that lead to mold growth. This includes problems like leaking pipes, faulty AC drainage, compromised building envelope, or inadequate insulation that causes condensation—a common issue where cold interior walls meet the humid outdoor air in Jumeirah Village Circle.

However, if the mold is determined to be a result of tenant behavior, such as insufficient use of AC to control humidity, lack of ventilation, or failure to report a minor leak in a timely manner, the tenant may be held liable for the remediation costs. The black mold on your ceiling corner is a classic sign of a condensation issue, often exacerbated by the year-round AC use creating a cold surface for humid air to condense upon.

Given the potential health implications of Stachybotrys (black mold), your first step is to formally notify your landlord or property management company in writing. We strongly recommend you do not attempt to remove it yourself, as improper handling can aerosolize toxic spores. A professional inspection is crucial to identify the exact moisture source and species of mold. Our team at Saniservice can conduct a comprehensive assessment, including moisture mapping and air quality testing, to provide an authoritative report on the cause. This report is vital for determining responsibility. For immediate consultation, please call 800-MOLDS (800-66537) or email hello@saniservice.com.
