How to permanently fix AC leak and prevent mold growth?« Back to Previous Page

The AC in our master bedroom has been leaking a bit of water onto the carpet for a couple of weeks, and now I'm seeing a few small black spots on the wall behind the unit. We're in a villa in Jumeirah and with this summer humidity, I'm terrified it's going to turn into a full-blown mold problem. What's the most effective way to treat this small area and stop the mold from coming back for good?

The black spots you're seeing are a clear indicator of mold growth, likely Stachybotrys chartarum (black mold) or Aspergillus niger, both common in Dubai due to our high humidity and constant AC operation. The AC leak is providing the perfect moisture source. This is a serious issue that requires immediate and correct action to prevent structural damage and potential health risks.

First, address the source. The leak is likely due to a clogged condensate drain line or a malfunctioning drain pan, common issues in our dusty environment. Turn off the AC unit at the circuit breaker to stop the water flow. For a temporary fix, you can attempt to clear the drain line with a wet/dry vacuum. However, a permanent fix requires a certified HVAC technician to inspect the unit, clean the coils, ensure the drain pan is level and intact, and verify the condensate pump (if present) is functioning. UAE regulations often require such work to be done by DEWA-certified technicians for villas.

For the mold itself, treating a small visible area is not a permanent solution. Mold colonies have deep roots (hyphae) within the wall. Surface cleaning with bleach or detergent is ineffective and can aggravate spores. The affected section of drywall and the underlying wet carpet pad must be professionally assessed. In many cases, the wall cavity needs to be opened, and the contaminated materials must be removed and disposed of according to Dubai Municipality guidelines. This is followed by HEPA vacuuming, antimicrobial application, and reconstruction.

To prevent recurrence, ensure your AC is serviced quarterly to prevent drain line clogs. Consider installing a UV-C light system within the AC plenum to inhibit microbial growth. Maintain indoor humidity below 60% using dehumidifiers, especially during the humid summer months.

Given the potential health risks and complexity of a permanent fix, I strongly recommend a professional inspection. Our certified team at Saniservice can conduct a comprehensive moisture and mold assessment, identify the exact species, and execute a remediation plan that guarantees the mold will not return.
