Can I clean mold from AC leak or call professional?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the carpet in the master bedroom, and now I’m seeing a few black spots near the skirting board. I wiped it with vinegar but it came back after a few days and the damp smell is still there. Is this something I can tackle myself with stronger cleaning products, or do I need to call in a professional cleaning company to handle it properly?

Based on the symptoms you've described—recurring black spots and a persistent damp smell—this is not a simple surface issue you can resolve with DIY methods. The problem is systemic.

The water leak from your AC unit is providing a continuous moisture source, which is the primary catalyst for mold growth. In Dubai's high-humidity climate, this creates an ideal environment for mold colonies to thrive, not just on the surface of the carpet, but deep within the carpet fibers, the underlay, and potentially the subfloor and wall cavity behind the skirting board. Vinegar or stronger cleaners only address the visible surface growth, leaving the root infestation untouched. This is why the spots reappeared.

Attempting to clean it yourself risks cross-contaminating other areas of your apartment and aerosolizing spores, which can lead to respiratory issues. Furthermore, UAE regulations, particularly in rented properties, often require professional remediation to ensure the issue is resolved to a standard that protects both tenant health and the property's integrity.

The correct course of action involves a professional inspection to identify the full extent of the hidden moisture damage and mold colonization. We use moisture meters, thermal imaging, and air quality tests to create a precise remediation plan. This includes addressing the AC leak at its source, isolating the affected area, removing contaminated porous materials like carpet and underlay, and using industrial-grade HEPA filtration and antimicrobial treatments to ensure complete eradication.
