AC leak causing mold in bedroom, who to call?« Back to Previous Page

The AC in my Jumeirah apartment seems to be leaking a little water onto the carpet in the master bedroom, and now I’m noticing black spots along the base of the wall. It’s been humid lately and I’m worried it’s turning into a mold problem. What’s the most effective way to clean this up myself and who should I call to fix the AC unit to stop it for good?

The black spots you're observing are highly indicative of a fungal growth, likely Cladosporium or Stachybotrys, which are common in Dubai due to our high humidity levels and condensation issues from continuous AC operation. An AC leak provides the perfect microenvironment of moisture and cellulose (from the drywall and carpet backing) for rapid colonization.
For immediate containment, do not attempt to clean with bleach, as it can exacerbate spore dispersal and does not address the root cause. Instead, isolate the area. For a very small affected area (less than 1 square meter), you may carefully use a H2O2-based solution to wipe the surface, but this is only a superficial measure. However, given the description, this situation requires professional assessment. The visible mold on the surface is often just the "bloom" of a larger colony growing within the wall cavity and carpet underlay. Disturbing it without proper containment, HEPA filtration, and antimicrobial remediation protocols will aerosolize spores, leading to potential health issues and cross-contamination. The AC leak must be addressed by a certified HVAC technician to resolve the condensation drain line blockage or faulty installation. Simply drying the area is insufficient, as fungal mycotoxins and spores remain. For a definitive assessment and remediation, I strongly recommend a certified mold inspection. Our team at Saniservice uses thermal imaging and borescopes to determine the full extent of the hidden damage and provides a Dubai Municipality-compliant remediation protocol.
