Landlord or tenant responsible for wardrobe mold removal?« Back to Previous Page

The back of my wardrobe in the bedroom has started growing this black, fuzzy mold, and it’s definitely gotten worse since the humidity spiked a couple of weeks ago. All our winter clothes stored in there now smell awful. We’ve been in this JVC villa for three years and this is the first time it’s happened. As a tenant, am I responsible for cleaning this and replacing the damaged items, or is the landlord supposed to handle the mold removal and fix the cause?

Based on the details you've provided, this is a very common issue in Dubai, particularly in areas like JVC, and the responsibility typically falls on the landlord. The root cause is almost certainly a building envelope or ventilation issue, not tenant negligence.

Under UAE tenancy law, the landlord is responsible for maintaining the property's structure and ensuring it is habitable. The mold growth in the wardrobe is a symptom of a larger problem, likely condensation due to thermal bridging in the external wall behind the wardrobe or inadequate ventilation. The recent humidity spike has simply exacerbated the underlying condition. Your description of it being a new issue after three years could point to a new leak in the building's external cladding or a change in the AC system's performance, both of which are the landlord's responsibility to rectify.

As a tenant, your responsibility is to properly ventilate the space and report the issue promptly, which you have done. You are not typically liable for the structural remediation. However, the damage to personal belongings, such as your winter clothes, is generally not covered by the landlord and would be a matter for your own contents insurance.

Crucially, improper removal can exacerbate spore dispersal and health risks. We strongly recommend a professional inspection to identify the exact moisture source—whether it's condensation, a leak, or rising damp—before remediation begins. Our certified team uses thermal imaging and moisture meters to pinpoint the cause accurately.
