Is landlord responsible for apartment black mold removal?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold growing along the bottom of the bedroom wall in our apartment in Silicon Oasis. It’s been slowly spreading since the humidity started spiking a few weeks ago. I clean it with bleach, but it just comes back. Am I responsible for the cleaning and repairs, or is this something I need to get my landlord to handle immediately?

Based on Dubai's rental regulations, specifically Law No. 26 of 2007, the landlord is fundamentally responsible for maintaining the structural integrity and habitability of the property. This includes addressing underlying issues that lead to mold infestations, such as water leaks, rising damp, or faulty waterproofing. The recurring black mold you describe along the bottom of the wall is a classic symptom of a persistent moisture intrusion, likely from a seepage issue or condensation caused by our extreme humidity interacting with cold walls from constant AC use. Simply cleaning the surface with bleach is a temporary and ineffective measure; it does not address the moisture source or the hyphal roots of the mold growing within the wall cavity.

Your first step is to formally notify your landlord or property management company in writing about the issue, detailing the visible mold and your children's health symptoms. They are obligated to investigate and rectify the source of the moisture. However, for a definitive report that establishes liability and the full scope of remediation required, a professional inspection is critical. Our certified mold inspectors use thermal imaging cameras and moisture meters to pinpoint the exact source of water intrusion and conduct air and surface sampling to identify the species and concentration of mold present, which is vital information for health concerns and remediation protocols.

For immediate advice and to schedule a professional assessment, I strongly recommend you contact our team. We can provide a comprehensive report that you can present to your landlord to expedite the necessary repairs and professional mold remediation.
