How to permanently fix AC leak causing black mold?« Back to Previous Page

Our AC unit in the bedroom closet has been leaking a bit, and now I’m finding black spots on the back of our wardrobe and even on some of our shoes. We had a guy come and clean it a few months ago but it’s already coming back with the humidity. What’s the most effective way to treat this myself to kill it for good and what can we do to stop the moisture from the AC from causing this again?

The recurring black mold growth you're describing is a classic symptom of a persistent AC condensate leak, a common issue exacerbated by Dubai's high ambient humidity. This is not a surface cleaning problem; it's a moisture intrusion issue.

The "black spots" are likely Stachybotrys chartarum or Aspergillus niger, which thrive in the constant dampness from your leaking AC unit. The previous cleaning failed because the primary moisture source was not addressed. To treat this effectively, you must first stop the water intrusion.

Permanently fixing the AC leak requires a two-pronged approach:

1. AC Unit Repair: The leak is likely due to a blocked condensate drain line, a damaged drain pan, or improper installation/insulation causing condensation on cold surfaces. The drain line must be professionally flushed and treated with an algaecide to prevent future clogs. The drain pan should be inspected for cracks and the unit's insulation checked. In the UAE, AC maintenance should be performed by DCPRO or DEWA-certified technicians to ensure compliance with local standards.

2. Mold Remediation: Once the leak is fixed, the mold must be remediated. For a small, contained area, you can carefully clean non-porous surfaces (like the wardrobe's back) with a detergent solution. However, porous materials like shoes and damaged wood may need to be discarded, as mold roots penetrate deeply and cannot be fully removed. Crucially, the area must be completely dried using dehumidifiers before any repairs or repainting are done.

Given that the mold has already returned and is affecting personal items, this indicates a established colony. DIY methods often fail to address hidden moisture and airborne spores. For a permanent solution and to ensure the health of your indoor environment, a professional inspection is strongly recommended.

Our certified team at Saniservice uses moisture meters, thermal imaging, and HEPA filtration to locate the full extent of the problem and remediate it to international IICRC standards.
