Can I clean AC mold myself or need a pro?« Back to Previous Page

The AC in my apartment in Silicon Oasis seems to be leaking a bit of water onto the carpeted floor in the bedroom, and now I'm seeing a bunch of black spots spreading out from under the unit. It's been getting worse for a couple of weeks since the humidity really kicked in. I'm worried about my toddler breathing that in, but I'm also on a tight budget. Is this something I can tackle myself with cleaning spray from ACE, or do I absolutely need to call in a professional mold remediation company, and if so, what's the average cost I should expect for a small area like this?

Based on your description, this is a situation that warrants immediate professional attention, not a DIY approach. The combination of AC condensation, carpeting, and the humid Dubai climate creates a perfect storm for significant mold growth. The black spots you see are likely the reproductive spores of the mold colony; the main, root-like structure (mycelium) will be deeply embedded within the carpet fibers and the underlying padding, which is nearly impossible to fully clean or disinfect with consumer-grade products from ACE.

For a toddler, exposure to mycotoxins from species like Stachybotrys (black mold) can lead to serious respiratory issues, allergic reactions, and compromised immune function. Attempting to clean it yourself will aerosolize these spores, significantly increasing the concentration your family breathes and spreading the contamination to other areas of your apartment.

In the UAE, proper remediation involves containment of the area with negative air pressure, professional-grade HEPA filtration to capture airborne spores, safe removal of contaminated porous materials (carpet, pad), and antimicrobial treatment of the subfloor. The AC unit itself will also require inspection and cleaning by an HVAC specialist to eliminate the source.

For a small area (under 10 square meters), you can expect a professional remediation cost to start from AED 1,500 to AED 3,000, depending on the extent of the contamination within the AC system and structure. This is a critical investment in your family's health.

Given the health risk to your child, I strongly recommend you call in a certified expert for an inspection. Contact Saniservice at 800-MOLDS (800-66537) or hello@saniservice.com for a detailed assessment and quotation. They can accurately diagnose the mold species and provide a compliant remediation plan to ensure your home is safe.
