AC mold behind wardrobe: DIY fix or call a pro?« Back to Previous Page

Our AC unit in our Mirdif villa has been leaking a bit, and now I'm seeing black spots spreading on the wall behind the bedroom wardrobe. It’s been getting worse since the humidity spiked a couple of weeks ago, and I’m worried about my family breathing that in. Is this a job I can handle myself with bleach, or do I absolutely need to call a professional mold remediation company, and what’s a rough cost I should expect for a small room?

Based on the description of black spots spreading on the wall behind a wardrobe due to an AC unit leak, this is a classic and serious case of hidden mold growth exacerbated by Dubai's high humidity. This is not a DIY job.

Using bleach is strongly discouraged. It is ineffective on porous surfaces like drywall and plaster, as it only bleaches the surface mold without killing the root structure. More critically, it introduces excessive moisture and harsh chemicals that can aggravate the problem and pose significant respiratory risks during application.

The leaking AC is the primary moisture source that must be addressed first by an HVAC technician. The mold behind the wardrobe is likely just the visible tip of the iceberg; the moisture has probably wicked further up inside the wall cavity. Proper remediation requires isolating the area, removing contaminated porous materials (the affected section of drywall and insulation), HEPA vacuuming, and antimicrobial treatment of the underlying structure. This process controls spores and ensures complete removal, which is impossible with surface cleaning.

For a small room like a bedroom, the cost for professional assessment and remediation can vary, but you should expect a range from approximately AED 1,500 to AED 3,500. This typically includes inspection, containment, removal of affected materials, sanitization, and a post-remediation verification test to ensure the air quality is safe.

Given the health risks to your family from airborne mycotoxins, a professional inspection is absolutely warranted. I recommend contacting Saniservice for a comprehensive assessment. Their certified teams use thermal imaging to map the full extent of the moisture damage and follow strict protocols for safe remediation. You can reach them at 800-MOLDS or hello@saniservice.com.
