Can I clean AC mold myself or call a professional?« Back to Previous Page

My AC unit in the bedroom has been leaking a bit for the last couple of weeks and now I’m seeing black spots forming on the wall behind the curtain. It’s started to smell damp and I’m worried it’s spreading. Is this something I can clean with bleach myself, or do I need to call a professional company to deal with it?

Based on the symptoms you've described—a leaking AC unit, black spots on the wall, and a persistent damp smell—this is a clear case of active mold growth fueled by moisture. In Dubai's high-humidity climate, AC units are a primary source of condensation, and any leak creates an ideal environment for mold, particularly the common but potentially hazardous Aspergillus or Cladosporium, which often appear as black spots.

Using bleach is strongly discouraged. It is a superficial fix; while it may remove the visible discoloration on non-porous surfaces, it does not kill the mold roots (hyphae) penetrating porous materials like drywall and concrete. More critically, bleach is primarily water, which can actually feed the mold colony deeper within the structure, causing the problem to return worse than before. It also releases harmful chlorine fumes, especially dangerous in poorly ventilated indoor spaces.

For a situation involving a structural material like a wall, the protocol is more complex than simple cleaning. The leak must be repaired first to eliminate the moisture source. Then, the affected drywall or plaster is likely compromised and often requires controlled removal and replacement, not just surface treatment. Furthermore, the AC system itself needs to be inspected for internal microbial growth, as it can act as a vector, spreading spores throughout your home every time it turns on.

Given the extent you've described, a professional inspection is not just recommended, it is essential. DIY attempts can inadvertently cross-contaminate other areas and expose you to high concentrations of allergens and mycotoxins. Our certified inspectors use moisture meters, thermal imaging, and air quality tests to determine the full scope of contamination, hidden behind walls, and provide a compliant remediation plan.
