How to remove mold from under AC leak myself?« Back to Previous Page

Our AC in the bedroom has been leaking a bit for the last couple of weeks, and I just pulled back the corner of the carpet to find a bunch of black and green fuzzy patches on the concrete floor underneath. We’ve lived in this Jumeirah villa for 2 years and just noticed it. What’s the best way to handle this ourselves before calling a professional?

The mold growth you've discovered under the carpet is a direct result of the AC condensate leak, a common issue in Dubai's high-humidity climate where AC systems run year-round. This creates a constant source of moisture on the concrete slab, an ideal breeding ground for mold. The first and most critical step is to immediately stop the moisture source. You must have the AC unit repaired to prevent further leakage; any cleaning effort is futile until this is resolved.

For a small, isolated patch, you can attempt a limited containment and cleaning procedure. Wear an N95 mask, gloves, and safety glasses. Isolate the area by sealing the room door with plastic sheeting to prevent spore dissemination. The carpet and underlay must be removed and professionally cleaned or, more likely, discarded. For the concrete, scrub the affected area with a solution of detergent and water. Do not use bleach, as it is ineffective on porous surfaces and can exacerbate the problem by adding moisture. After scrubbing, the area must be thoroughly dried using dehumidifiers and fans, which is challenging during Dubai's humid summers.

However, what you describe as "a bunch" of patches suggests significant growth. Disturbing it without proper containment, such as a negative air machine and HEPA filtration, risks aerosolizing a high concentration of spores throughout your villa. Furthermore, mold on concrete can penetrate the porous surface, making surface cleaning insufficient.

Given the extent of the problem and the potential health risks, a professional inspection is strongly advised. We at Saniservice are certified to conduct precise air and surface sampling to identify the spore types and concentration levels, which dictates the correct remediation protocol as per Dubai Municipality guidelines.
