Is landlord responsible for bedroom closet mold remediation?« Back to Previous Page

The AC in our bedroom closet has been leaking a little for the past couple of months, and now we’ve found black mold spreading on the back wall and on some of our shoes. My husband’s allergies have been awful lately and I’m worried it’s the cause. Is the landlord legally required to handle the cleanup and mold remediation, or is this on us to fix since we noticed the leak a while ago?

Based on UAE tenancy law, specifically Law No. (26) of 2007 and its amendments, the landlord is generally responsible for maintaining the property's structural integrity and ensuring it is habitable. This includes the repair and maintenance of central air conditioning systems and the remediation of any resultant damage, such as mold growth caused by an AC leak.

The persistent leak from the AC unit, which is a fixed installation, is the root cause of the microbial growth. The black mold you describe is a serious health hazard, and your husband's exacerbated allergies are a direct and common symptom of exposure to mold spores. The high humidity and constant use of AC in Dubai's climate creates a perfect environment for such rapid mold proliferation if a moisture source like a leak is present.

While you did notice the leak, your responsibility as a tenant is typically to report such issues to the landlord or property management in a timely manner. Since you have done so, the obligation to rectify the fault and its consequences falls on the landlord.

However, due to the visible spread and associated health symptoms, this is not a minor issue. We strongly recommend you insist on a professional mold inspection and remediation. DIY cleaning is ineffective and can aerosolize spores, worsening the contamination and health risks. A certified professional, like our team at Saniservice, will conduct a thorough assessment to determine the full extent of the contamination, identify the moisture source definitively, and execute a controlled remediation process following industry standards to ensure the environment is safe.

For immediate assistance with inspection and to ensure the remediation is handled correctly, please contact our experts at Saniservice on 800-MOLDS (800-66537) or email hello@saniservice.com. We can also provide documentation to support your communication with the landlord.
