Black mold from AC leak: DIY or professional removal« Back to Previous Page

The AC unit in our master bedroom in our Jumeirah villa has been leaking a bit, and now we’ve spotted black mold along the bottom of the wall behind the wardrobe. I’m worried it’s spreading because my husband’s allergies have been acting up. Is this something I can tackle myself with bleach spray from the supermarket, or is it a job for a professional mold removal company, and what should I expect to pay for a small area like this?

Based on your description of a Jumeirah villa, this is a classic case of mold growth driven by the UAE's high humidity and condensation from an AC leak. The black discoloration on the wall is a significant indicator of a moisture problem that requires immediate attention.

Attempting a DIY removal with supermarket bleach is not recommended. Bleach is ineffective on porous surfaces like drywall and plaster, as it only bleaches the surface mold without addressing the root colony. It can also exacerbate the problem by adding moisture. More critically, disturbing the mold without proper containment protocols can aerosolize spores, significantly increasing your husband's allergen exposure and potentially spreading the contamination to other areas of your home.

For a situation involving an ongoing water source (the AC leak), visible growth, and health symptoms, a professional inspection is absolutely warranted. Our certified inspectors would first identify and stop the moisture source—the AC leak must be repaired by an HVAC technician. We then perform a detailed assessment to determine the extent of penetration into the wall cavity, which is often worse than it appears. Remediation involves setting up containment barriers, using HEPA filtration devices to clean the air, and safely removing and disposing of affected porous materials like the drywall and insulation.

For a contained area behind a wardrobe, you could expect a professional remediation cost to start from AED 1,500 onwards, depending on the extent of the damage discovered. For a proper assessment and to prevent health risks and structural damage, I strongly advise calling our experts at 800-MOLDS (800-66537) or emailing hello@saniservice.com.
