Can we clean apartment AC mold or need a professional?« Back to Previous Page

The AC in our apartment in Jumeirah has been leaking a bit, and now I’ve found a patch of black mold about the size of a dinner plate on the wall behind the bedroom wardrobe. We’ve lived here for 2 years and just noticed it, and my husband has been waking up with a stuffy nose and headaches. Is this something we can clean safely with bleach ourselves, or is it serious enough that we need to call a professional remediation company?

Based on the symptoms you describe—recurrent stuffy nose and headaches—and the visible growth behind the wardrobe, this is a serious situation that requires immediate professional attention, not a DIY bleach cleanup. The black patch, coupled with the AC leak, indicates a persistent moisture issue common in Dubai due to our high humidity and year-round AC use, which leads to condensation problems.

Bleach is ineffective on porous surfaces like drywall. It only bleaches the surface mold while leaving the root structure intact, allowing it to regrow quickly. More critically, disturbing the mold during cleaning, even with bleach, will aerosolize spores and mycotoxins, significantly increasing your husband's exposure and likely exacerbating his health symptoms.

In the UAE, property owners have a responsibility under public health guidelines to address mold infestations promptly to ensure tenant safety. Given the size of the colony and the presence of health effects, a professional inspection and remediation are strongly advised.

Our certified team at Saniservice uses industry-standard protocols: we first contain the area to prevent cross-contamination, employ HEPA filtration to capture airborne spores, safely remove and dispose of contaminated materials like the affected drywall, and use specialized, EPA-approved antimicrobials—not bleach—to eliminate the mold at its source. We will also identify and rectify the root cause, which is the AC leak, to prevent recurrence.
