AC mold in baby's room: How to clean and fix leak?« Back to Previous Page

The AC unit in our master bedroom has been leaking a bit and now I’ve spotted small black patches of mold on the wall behind the wardrobe. This has been going on for a couple of weeks since the last time we had the AC serviced. I’m really worried about my toddler who sleeps in that room with us. What’s the most effective way to clean this myself to prevent it from spreading, and what should I tell the building management to get them to fix the root cause properly?

Given the AC leak and visible black mold in your master bedroom, particularly with a toddler present, this situation requires immediate and careful attention. The high humidity and constant AC use in Dubai create a perfect environment for mold growth, often due to condensation issues from poorly serviced units.

For a temporary cleaning measure on a small, visible patch, a solution of diluted white vinegar (1 part vinegar to 1 part water) can be effective. Apply it with a spray bottle, let it sit for 15 minutes, then scrub with a stiff brush. Crucially, wear an N95 mask, gloves, and safety glasses during this process to avoid inhaling spores or skin contact. However, this only addresses surface contamination. The leak from the AC unit means moisture is penetrating the wall cavity, and mold is almost certainly growing behind the wardrobe and within the wall itself, which you cannot see or effectively clean.

You must inform your building management in writing. Reference Dubai Municipality's regulations concerning building maintenance and tenant health and safety. Clearly state there is a persistent AC condensate leak originating from the central chiller system or the FCU drain pan, which has led to microbial growth on the interior wall. Request they dispatch a certified HVAC technician to not only fix the leak at its source but also to properly drain and flush the condensate line to prevent recurrence.

Given the health risks to your toddler, who is more vulnerable to mycotoxins and spores, a professional inspection is non-negotiable. DIY cleaning is a stopgap. We strongly recommend calling our certified team at Saniservice on 800-MOLDS (800-66537) for a comprehensive inspection. We use thermal imaging to map the moisture and lab analysis to identify the mold species, followed by a full remediation protocol to ensure the environment is safe for your family.
