Is my landlord responsible for shower mold due to poor ventilation?« Back to Previous Page

The grout between the tiles in my master bathroom shower has been turning black for the last couple of months. It’s a small studio in JLT and the ventilation isn't great, so it gets really humid. I’ve tried cleaning it with bleach, but it just comes back within a week. Am I responsible for dealing with this recurring mold, or is this something my landlord should fix since it might be a ventilation issue?

In the UAE, specifically Dubai, landlord-tenant responsibilities for mold are dictated by Law No. 26 of 2007, known as the Dubai Rental Law. The law states that the landlord is responsible for maintaining the property's fundamental structure and essential services. A ventilation system, especially in a high-humidity environment like Dubai, is considered an essential service for preventing property damage and health hazards.

Your situation in JLT is a classic case of condensation-induced mold growth exacerbated by inadequate ventilation. The black discoloration in the grout is almost certainly Aspergillus or Cladosporium, species that thrive in the persistent dampness caused by shower steam with no escape route. Bleach is a surface-level treatment; it does not address the moisture source or penetrate porous materials like grout to kill the root structure (hyphae) of the mold, which is why it recurs rapidly.

Therefore, since the root cause is a systemic ventilation issue with the property itself, your landlord is typically responsible for rectifying it. This includes repairing or upgrading the bathroom's exhaust fan to ensure it has adequate CFM (Cubic Feet per Minute) capacity for the room's size. You are generally responsible for routine cleaning and for using the ventilation provided.

For a definitive assessment, we recommend a professional inspection. Our certified inspectors use moisture meters and thermal imaging cameras to identify the exact humidity levels and any hidden condensation points. This provides a technical report that can be used to formally request remediation from your landlord.
